疑變相實價課稅 財部：誤會

(中央社記者吳靜君台北24日電) 媒體報導，民眾反映，實價登錄實施後，實價課稅其實已同步上路。國稅局官員指出，房屋交易所得原本依照實際交易所得來申報，因此解讀為實價課稅變相上路，應屬誤會。

媒體報導，民眾反映，實價登錄去年實施後，「實價課稅」其實已同步上路，現在用房屋評定現值乘所得率方式申報賣屋所得，常會被國稅局打回票，要求改用實際獲利所得申報。

官員表示，買賣房屋原本就必須按照實際交易所得申報，除非無法證明交易所得的情況之下，才用房屋評定現值乘所得率的方式申報賣屋所得。

官員說，近期確實發現民眾申報售屋所得時，有偏離實際交易所得很大的情況，尤其是高總價房屋、豪宅房屋交易，在查核下要補稅的機會很高。

官員認為，買賣房屋本來就應該依照實際的所得申報，但與實價課稅變相上路應無關係，應屬誤會。1020824
