英房價漲 升幅創3年來之最

（中央社記者黃貞貞倫敦2013年9月6日專電）因經濟好轉，加上低利率和政府推出協助民眾買房計畫等利多，推助英國房價走升，至今年8月已上漲5.4%，創2010年6月以來最大增幅。

蘇格蘭哈利法克斯銀行（Halifax Bank ofScotland）指出，英國目前平均房價17萬231英鎊，這是自2008年9月以來首次突破17萬英鎊，仍低於2007年8月房價最高峰時的均價20萬英鎊。

報告同時指出，今年7月申請房貸獲准的案件達6萬600件，自2008年以來首次超過6萬件；總計今年首季和第2季，房貸核准率已提高10%。

蘇格蘭哈利法克斯銀行房市經濟學家艾里斯（Martin Ellis）指出，整體來看，今年底前房價將持續走升，但薪資漲幅低於通貨膨脹率，可能使房市買氣略為降溫。

日前全英房屋抵押貸款協會（NationwideBuilding Society）公布的報告顯示，8月房價持續上漲，年增幅達3.5%。

英國央行總裁卡尼（Mark Carney）已明確表示，在失業率未跌破7%前，不會調升利率。

自2009年春天以來，英國短期利率一直維持在0.5%的歷史新低，專家表示，低利率有助房市景氣及經濟復甦。
